GUTTERS, BASEMENTS & DOWNSPOUTS... Oh My!!

It's a typical Spring! In the last two weeks I have had to meet my "basement guy" (Kyle Copeland w/K&G Contracting [THE BEST!} at 878-7075) at three different homes about bowing, settling and cracking basements. You know why? Because people are not managing their rain water from their roofs! How to save thousands of dollars in basement repairs, you ask?
1.) You must have your gutters cleaned out every season, if you have trees at least twice a year ($200 per pop) and have them angled correctly so the water is flowing the way it should-towards the downspouts, not cascading over the gutters during heavy rains.
2.)You must make sure your downspouts are moving the roof rain water either out to the street in the underground tiles or at least 6 feet away from the homes' foundation.
3.) You must make sure the foundation soil around the perimeter of your home is angled so the rain water washes away from the foundation. (Cost-Dirt, A Strong Back and Elbow Grease ;-). Check this all the way around the perimeter of your home at least every spring because overflowing gutters or rain wash can cause gully's and low spots quickly which means an opportunity for water invasion.
4.) Twice a year, after a heavy rain, take a bright flashlight and inspect your basement walls ($300 professional) for cracks, moisture, puddles, staining or bowing. If you see something suspicious call me and I'll tell you who to call!

Better to pay a few hundred dollars a season verses thousands to have and keep a fresh & dry basement, whether you're selling or not! Stay dry!! Darla ;-)
